The median sales price of existing homes in Clackamas County reached $411,000 in October. This was an increase in price of $187,650 or 84 percent since the lowest price point nearly seven years ago.
The Portland Metropolitan Areas within Clackamas County (designated by RMLS) all showed strong growth in the median sales price of homes since January 2016. The most drastic increase in price was in Lake Oswego-West Linn where the median sales price has increased by $175,000 since 2016.
The number of homes sold in Clackamas County has declined in the past two years. The slowdown began in 2016 when the number of home sales in the county only increased by 1.1 percent or 77 sales from the previous year. In 2017, the number of sales declined by 359 (-5%) and from January to October of this year sales declined by 994. This slowdown can be attributed to various factors including house prices growing beyond what some wages can actually support, increasing mortgage interest rates, and the region’s apartment building spree, which serves to slow down rising rents.
